Advance Remedial

Projects

Projects where the diagnosis had to be right the first time

Basements below the water table, buildings leaking through every apartment, and structures built with no waterproofing at all. These are the jobs that come to us.

Basements & Below-Ground Water

3 projects

Bond Quarter - Basement & Car Stacker Rectification

Client
Owners Corporation
Scope
7-level basement, below natural water table
Outcome
Permanent ingress resolution, car stacker returned to service

Seven levels below ground and sitting below the natural water table, the basement at Bond Quarter suffered heavy water ingress, flooding the lower levels and putting the building's car stacker out of action. Working at depth and against constant hydrostatic pressure, we designed and installed a purpose-engineered waterproofing and drainage management system, permanently resolving the ingress and returning the car stacker to full operation.

Chapel Street, Cowes - Negative-Side Basement Waterproofing

Client
Builder
Scope
Basement constructed with no waterproofing system
Outcome
Sealed permanently from within, no excavation

The builder constructed the basement without a waterproofing system, and discovered after construction why basements must be waterproofed properly from the start. With the external side no longer accessible, we designed a negative-side solution, combining injection systems with highly skilled applicators to seal the structure from within. The ingress was treated permanently, without excavation.

King Storage, Clyde - Groundwater Ingress

Client
Commercial asset owner
Scope
Groundwater penetration to warehouse
Outcome
Resolved entirely within the property boundary, no easement required

Groundwater was penetrating the warehouse floor and walls. The engineering challenge was that the obvious external drainage solutions would have required an easement over neighbouring land. We designed a rectification system delivered entirely within the property boundary, resolving the ingress permanently without any encumbrance on adjoining owners.

Building-Wide Waterproofing Failure

2 projects

International School of Victoria - Layered Waterproofing Failure

Client
Institutional asset owner
Scope
Removal of four accumulated membrane layers
Outcome
One engineered, compliant system, leaks ended

Years of patch repairs had left the building with four separate layers of waterproofing applied over one another, with no system behind them, and the leaks continued. We stripped the accumulated layers back, diagnosed the underlying failures, and installed one properly designed, compliant system in a single coordinated rectification, replacing years of patching with a long-term solution.

Wallace Residence - Prefabricated Bathroom Rectification

Client
Strata / Builder
Scope
Building-wide bathroom pod defect
Outcome
One repeatable solution delivered across all affected apartments

The building's bathrooms were prefabricated pods, installed without water stops. The result was water ingress across the majority of apartments. Rather than chasing each leak individually, we diagnosed the common installation defect, designed a single repeatable rectification, and delivered it across the affected apartments, resolving the issue building-wide, permanently.

Structural Damage & Concealed Leaks

2 projects

Preston - Epoxy Injection in Confined Space

Client
Owners Corporation / asset manager
Scope
Long-neglected car park ingress
Outcome
Structural crack injection, car park restored to dry, serviceable condition

Water ingress into the car park had been ignored for years, until it reached the point of no return. Our team carried out structural crack injection with epoxy resins, working under confined-space conditions, to seal the ingress paths and rectify the damage, restoring the car park to a dry, serviceable condition.

Carlton - Long-Term Timber Decay

Client
Insurer / private owner
Scope
Concealed long-term leak, structural timber decay
Outcome
Full replacement of affected structure and finishes, cause rectified

A single, slow water leak is one of the most destructive forces a timber structure can face. Given enough time, it will quietly destroy everything it touches. In this Carlton property, years of concealed moisture had decayed the timber beyond repair. We removed and replaced the affected structure and finishes in full, and rectified the source, so the damage ends here.
