The distinction a water damage claim turns on, why it is so often decided wrongly, and what a defensible report has to show.

Almost every contested water damage claim comes down to one question: was this sudden, or has it been happening for years? The answer decides whether the claim is met, and it is decided on evidence gathered in the first site visit, not in correspondence months later.

Why the stain is the wrong place to look

Water rarely appears where it enters. A ceiling stain in one apartment can originate metres away at a failed flashing, a non-compliant roof detail or a breach in the external wall. Scoping from the stain produces a repair to the plasterboard and a second claim in eighteen months.

What separates the two

  • Sudden damage has a discrete failure event and damage consistent with a short exposure.
  • Gradual deterioration shows mineral deposition, established mould growth and staining in layers, which take time to form.
  • A defect is the failure itself. Resultant damage is what the escaping water then ruined, and the two are usually treated differently under the policy.

What a defensible report contains

Photographs of the entry point rather than the symptom. Moisture mapping, and where required controlled water testing that reproduces the ingress on demand. A named failure mechanism: membrane failure, sealant breakdown, drainage defect, building movement or maintenance. An itemised, fixed-price scope covering the defect and every consequential damage traced to it.

A report that cannot survive a second opinion is not evidence. It is an estimate with photographs attached.
